The mortality rate is continuously improving, so the positive effects of migration are now able to slightly exceed the losses from the otherwise improving natural decrease. The district continues to be a target area for residential property development, within which several segments can be distinguished: large housing projects in the infill areas of the city center respond to the increased demand for downtown apartments in recent times, which is also supported by rental and investment purchases. Green residential areas and small apartment buildings continue to provide an alternative to moving to the suburbs. In contrast to increasing density, construction that fits the character and scale of the surrounding residential areas is acceptable from a social perspective, as it does not negatively affect the livability of the neighborhood, its traffic, or cause a loss in property values. The society of the district is particularly distinguished by the high educational level and income situation of its residents, the low unemployment rate, and a higher proportion of elderly individuals living longer than the average in Budapest. The district's educational, employment, and income situation is expected to strengthen further, which will allow for a viable purchasing demand in the following areas in the long term: - private and foundation institutions, - cultural and recreational services, - self-care related services, - elderly services, - sports and recreational services. Due to the slow population turnover, the emergence and strengthening of demand for certain services will be distinguishable in relation to the area over different time frames: In Pesthidegkút, the presence of households with children indicates a need for the expansion of networks providing services for children, In the central district area, the long-term emergence of young households may bring a demand for the educational institution system and quality urban services (cafés, bakeries, restaurants, community service providers) and the renewal of the building stock. The goal in the Hidegkút residential area is to strengthen already locally attractive centers: - Pesthidegkút-Ófalu center, - Máriaremete center. The environment around Máriaremetei Road – Szabadság Street could become a modestly attractive local center with restrained development, where the direction of development focuses on the axial separation of functions, approaching community functions from Máriaremetei Road, and protecting residential streets: - Máriaremetei Road – Hímes Street axis. Utilizing new areas is advisable when sufficiently justified, along with the creation of necessary infrastructure. Such locations may include areas previously designated by the district as development reserve areas, typically adjacent to the Hidegkút residential sections – particularly the area along the northern side of Patakhegyi Road and the section of Hidegkúti Road towards Solymár. These potential areas for future job creation have also arisen in connection with the second goal (development of the service network belonging to public and district competencies) as suitable locations for accommodating market-based services and institutions.
