The lot is accessible from Cifrakapu út in Eger and on gravel roads from Felnémet. By car approx. Tesco is 3-5 minutes away, walkable even in winter, on slightly steep roads!

The area is classified as Má1/SZ-3-5.5-5ha, excerpt from the local building regulations:

Má1 - Zones of the general agricultural area of Borvidék

classified as an agricultural zone suitable for commodity farming.
(2) Vine or fruit cultivation up to 5 ha can be located in the zone marked Má1/...
on the plot:
a) buildings for the economic purpose of viticulture and winemaking,
b) wine tourism buildings (wine bar, wine shop, wine museum, wine tasting), and no more
50-bed accommodation building,
c) also max. Residential building with a total floor area of 300 m2, if at least the entire living area is on the lot
an economic building of the same size as its floor area is also established.1
(3) Buildings may only be placed in the case of viticulture. A plot of land is classified as viticulture,
which actually utilized viticulture in at least 80% of the plot area.
(4) The floor area of the building below ground level cannot exceed 3% of the area of the property.

3-5% buildable depending on use (+1 hectare of land can be added to create a property center, which enables 5% buildability).
Electricity can be connected to the plot, transmission lines are accessible from both sides. There are no other utilities in the area.
There are private gardens and weekend houses in the area, it offers excellent relaxation, within sight of the hustle and bustle of the city.
