which actually utilized viticulture in at least 80% of the plot area.
(4) The floor area of the building below ground level cannot exceed 3% of the area of the property.

3-5% buildable depending on use (+1 hectare of land can be added to create a property center, which enables 5% buildability).
Electricity can be connected to the plot, transmission lines are accessible from both sides. There are no other utilities in the area.
